Most foreclosure investment services only focus on purchase price. However, in a competitive market Heisner and Associates knows that a client's profit is determined by three major factors, any of which may enhance or detract from an investor's profit margin. We know that all property purchase prospects require a robust valuation as to normal selling price, an estimate of repair and selling preparation costs, and a title search that accounts for hidden or unexpected costs for clearance.
Additionally, unlike any other foreclosure investment service, our full fee includes free management of your property resale, including management of the preparation/repair and the sales agents - as well as our unique ‘due diligence’ warranty on our services.
Heisner and Associates field inspectors are real estate and/or building professionals, qualified in the evaluation and assessment of our property prospects. Our inspectors inspect property exteriors and, when not occupied and accessible, inspect interiors. After inspection, our inspectors provide our company buyers estimates of repair and upgrade costs, and note any areas of concern. When major repairs might be required, additional expert opinion is provided to Heisner and Associates through its licensed contractor.
Unlike other foreclosure investment services, we do not rely on the non-professional on-line Internet valuations (e.g. zillow) to provide us an appraisal. And unlike other foreclosure investment service we use a licensed appraiser, as well as professional appraiser software to estimate property resale prices. Selling price is a function of current markets and market trends, as well as neighborhood, property quality, unique property attributes, and specific location; Heisner and Associates has a long history of providing Contra Costa County appraisals and we provide the most accurate estimates on resale prices, and therefore, profit margins.
Most investment services use a third party product to evaluate titles and liens from their offices. A few use the County Recorder's office for occasional verification. Heisner and Associates is the only service to use both with an on-site Recorder office examiner, title company software, as well as an on-call title company. Our experienced title researcher examines potential purchase titles daily at the county offices, while concurrently using two title software (3rd party) databases to verify or clarify title information. Unlike other investment services, the Heisner and Associate methodology provides cross-validated information on ownership, location, seniority of deeds of trusts and liens, reconveyances and releases, subordinations, taxes due, and mortgage insurance. And unlike many other firms, our research not only establishes the obvious record information and chain of title, we also evaluate the record for the potential cloud of title problems (e.g. pending legal actions) that may (or may not) affect the decision to purchase.
Resale Management After Purchase
Heisner and Associates will, as a part of its normal commission, manage your resale. We have a contractor and crew, as well as sales agents, who provide the lowest prices while providing a quality and prompt service. Upon purchase our company can prepare and offer for resale your property within 30 days, sometimes as in as little as a week. (Contracting labor and materials, and sales agents commissions are paid by the purchaser).
